Are You Making These Mistakes Selling Your Home?

Plus, How To Sell Your Home For Top Dollar In Any Market

Ready to list or, “sell” your property?

Great!

Before I go too far, I’d like to share an article I wrote recently for a local publication, News From The Office. I hope it’s helpful. Then, further below, are details about listing your property for sale.

Selling your most valuable asset in a down economy can be tough. But, suffering through a year or more of trying to sell your home doesn’t have to be your reality. The average home in the Salem-area, as of this writing, could be on the market up to 6 months. Your property may sell quicker or it might even take longer.

There are many factors that can affect how long a property is listed before selling: price, location, amenities, competition, and the number of people looking for homes in the area, all contribute.

If you’d like to cut down the time it takes to sell your home, and get top dollar, here are five things you can do to immediately tilt the odds of selling your home, quicker and in your favor:

1.) Clean up the clutter, both inside and out. From the yard to the bedrooms!

2.) Add fresh paint, inside and out. Keep the paint modern and neutral in color, yet, appropriate for the time-period your home was built, and fitting for the neighborhood;

3.) Keep the yard trimmed, free of weeds and place fresh bark;

4.) Update/Upgrade – do so with caution. Historically, kitchens and bathrooms provide the biggest bang-for-your-buck; and,

5.) Do one thing every day that will expose your property to the potential buyers out there.

Marketing (#5 above) is the key to getting your home sold. Exposure to as many prospective buyers that meet YOUR selling criteria is critical.

Every day your house sits on the market for sale, is one more day you’ll be responsible to pay the ongoing expenses of upkeep, mortgage payments, taxes and insurance.
